Once an office space occupied by British book publisher Macmillan, which vacated the building in 2019, the Flatiron Building will see its 200,000 square feet repurposed for luxury living. The Brodsky Organization, along with GFP Real Estate and Sorgente Group, will lead the development project. These entities have secured significant stakes in the property through a court-ordered auction in 2023.

The building’s unique floor plates will allow for generously sized units, making the most of its distinct architectural features. As part of the renovation, new elevators, fire stairs, trash compactors, and wider hallways will be installed to meet modern residential requirements. Developers plan to retain the building’s iconic exterior, with no significant additions planned. The ground floor, historically used for retail, will be preserved but reduced by 2,000 square feet. Jeffrey Gural’s GFP Real Estate, which already held a 75% stake, played a pivotal role in securing the property for $161.5 million after previous bidder Jacob Garlick failed to pay the deposit. As the 1902 landmark transitions into high-end residences, it mirrors the dynamic evolution of Lower Manhattan—a neighborhood that has doubled its population over the past two decades, becoming New York City’s fastest-growing residential area.

“’Residential Rising’” is a story of significant adaptive reuse, with nearly 60 office buildings in the neighborhood converted into apartment houses—some 12,000 units in total,” writes Carol Willis.
